Buy To Let

 Whether you only have one property or you’re a landlord with a portfolio of 50, we can help you with your project. Our approach involves structuring deals in a way that ensures you are always making the most of your purchase or portfolio, and to ease any stress relating to LTV (Loan-to-Value) and rentals.

Mr & Mrs Smith have a portfolio of six residential properties. They were looking to purchase another three residentials, one of which was only £38,000. Through working with their current portfolio, we were able to release enough equity for 25% deposits for the two higher value properties and to purchase the £38k property as a “cash buyer”. Not only did this allow Mr & Mrs Smith to grow their property portfolio, but due to our support, we were also able to improve the rates they were paying on their current properties.

Property and Land Development

When it comes to funding for developments, we have helped our clients on a variety of different projects – including purchasing land, developing properties, or purchasing an office block and then converting the building into residential apartments.

X Properties Ltd. needed our help to find enough funding to purchase some land in Leicestershire to build two luxury properties. The land was purchased for £210,000 and they required £400,000 to cover the build costs. Once complete, the two properties would sell for £990,000, which indicated a good return on investment. We secured £505,000 of funding for our client. When broken down, this resulted in 50% towards the land purchase and 100% of the build costs.

Serviced Accommodation & Air BnB

Serviced accommodation is fast becoming an increasingly popular property strategy, often with a very high return on investment (ROI). What’s more, investing into Air BnB lets can be a lucrative way of generating high returns on rental income.

Our clients were joint applicants with a single let, Buy to Let property portfolio. However, having realised that serviced accommodation can offer much higher returns, they decided to run their portfolio as a business. To ensure that they were compliant, we converted their portfolio into a short-term let lending product. Although, their properties are located in a “non-holiday let” location, due to the increased popularity of Air BnB, they are able to successfully fill these properties on a regular basis.
